Koh Lanta as an Investment. The titles possible to register a sale or lease over and to apply for and obtain approval to build on land are the Nor Sor 3, Nor Sor 3 Gor and Chanote. There are 4 general zone regulations issued under the Building Control Act, giving standard building size, design and the height of the building. The restrictions and the requirements for utilization of land in each zone is different. The main aim is to set rules for sustainable development of Koh Lanta and protect the environment.

Zone 1

15 – 50m inland: Max height 6m, 25% building density. Each building footprint may not exceed 75sqm.In case of buildings with a gable or hip roof these may not exceed a height of 9m. Traditional Thai style buildings may not exceed a height of 10m. However, the height from the ground to the top of the external wall must not be more than 6m. No construction permitted from the high-tide mark to 15m inland.

Zone 2

50-200m inland: Max height 12m and 50% building density.

Zone 3

200m+ inland and elevation below 40m above sea level: Max height 12m and 70% building density.

Zone 4

Any land that is higher than 40m above sea level: Max height 12m and 50% building density.
